It's pretty easy. You can fill out the fast offer form or just call us. We enjoy talking about houses, and most people enjoy the conversation. After we do some research on your house we'll schedule an appointment to come and see it. We'll do a walk-through of the house with you to see what repairs or updates are necessary. Once we do that we can usually make you a written offer on the spot. If you accept then papers are submitted to a reputable title and escrow company. At that point you can start packing. We can close escrow in as little as a few days but it's usually within a week or two. You receive your money for the house immediately upon closing. And that's it. You're done.
Yes! Most of the houses we buy need repairs, often major ones. Others just need updating. And some need nothing at all.
We usually make an offer on the spot when we see a house. And that happens as soon as you can show us the property or provide access to it.
If absolutely necessary, we can close escrow in as fast as 3 days. Typically we schedule closing for a week or two, but it can be whatever timeframe is convenient for you: If you need 2 or 3 months or more that's okay.
We do NOT charge fees to you to buy your house. We make our money with the investment NOT by charging you a commission.

Ah yes, we're very familiar with "the tenant from hell" and we often buy properties that he and his minions have infested. (Did he bring his 25 cats to your place? Or was it his 15 relatives? Or did he just forget to take out the trash for the last 2 years?) Whatever. Tenant or no tenant...lease or no lease... we still want the house. No problem.
Essentially, we make money in 2 ways: 1.) We eliminate realtors, banks, and mortgage brokers, and keeping money that would normally go to their commissions. This costs you nothing extra. 2.) We add value to the house, usually by remodeling and repairing; or sometimes by adding square footage. Again, this costs you nothing.
